The bathroom remodel is ranked the third most important valued home improvement about 71%. It is also considered one of the smartest remodels a homeowner can undertake.

Family-room
The family room ties with bathroom as the third most valuable home improvement. The return is about (71%) resale value.

Master suite
Master suites don’t come cheap. Homeowners can expect to get back an average of 68%. This is a must for resale as the master suite is one of the most important rooms of the home. This where you relax and feel safe

  Attic bedroom
Making the bedroom functional can be tricky because of ventilation and heat. This project cost vs. value is not considered a high priority, as the return is 65%.

Two story addition
With growing families this becomes a popular addition. The value vs. recoup is 62%, 70% for the West Coast. The value is in the use and how it is incorporated into the original design. Can yield more in the west.

Window replacement
Windows can be used to eliminate the formal distance between inside and out, people still take them for granted. Removing the old ones and putting in the new is a relatively inexpensive home improvement and brings returns of 68%. The importance of new windows is not just looks but also efficiency. When heat or air-conditioned air starts flowing out, windows suddenly demand attention plus improving the appearance of the home.

Deck addition
Sunlight, fresh air and vegetation exert a subtle, subconscious pull that makes a deck the next best thing to a walk in the woods. Decks extend the house outdoors, providing a comfortable place off the den, kitchen and family room. These are bells and whistles items and it doesn’t even have to be elaborate. You can recoup approximately 54% on your investment. However it can be a huge selling point for those who are sitting on the fence. Why not borrow the room from outside? Make your rooms look larger.

Home office
The home office can land a sale. The growing number of people working at home is growing. This remodel ranks the lowest of any of the projects on the list. The estimate return is 50% in the west 65%.
